Does the land have planning permission?
Yes. The land is classified as a Lotamiento, which means that the municipality has already zoned the land exclusively for the construction of villas. There is no time limitation to this consent. In fact other
Lotamientos zoned as long ago as 1980 are being purchased and built on right now in North East Brazil.
When is title received?
Ownership title is available immediately. Your funds will be held on escrow and only released to the Developer upon you receiving clear title to the lot you have purchased. As escrow account has been set up by an independent firm of solicitors, Legalex, for this purpose.
What size property can I build?
The planning consent grants that you can build on one third of your plot, to a value of one and a half storeys high. this means that the maximum footprint you can have on your plot is one third of your total plot size, (i.e 120m2 on a 360m2 plot).
So for example on a 360m2 plot you could build a maximum 120m2 ground floor allowing a 60m2 first floor. Or you could build a smaller 90m2 ground floor and an equal 90m2 first floor, or any combination in between. Both examples equal 180m2 and neither exceed the footprint size. This is the equivalent size of an average 5 bedroom detached home in the UK

2) Remainder of fund to lawyers escrow account within 21 days
3) Buyer receives full title to land within 28 days
4) Funds transferred to the Developer
